Cost of Living in Greenwich

By Betsy Burlingame

Summary: If you are thinking about moving to Greenwich, here is an overview of the cost of living there.

Greenwich, is known for its affluent community and high cost of living, which is significantly above the national average. Housing prices in Greenwich are among the highest in the nation, reflecting the town's desirability and proximity to New York City. As of my knowledge cutoff in early 2023, the median home price in Greenwich for a 3-bedroom home can range from $1 million to $2 million, depending on the location, size, and condition of the property. A 4-bedroom home in a desirable neighborhood can easily fetch upwards of $2 million to $4 million or more. These prices can vary widely based on the exact location within Greenwich, with waterfront properties and homes in exclusive neighborhoods commanding premium prices.

Apartment rentals in Greenwich are also costly. A 1-bedroom apartment can rent for anywhere between $2,000 to $3,500 per month, while larger 2-bedroom apartments can go for $3,500 to $6,000 per month or more. For those looking to purchase an apartment or a condominium, prices can range from $500,000 for a modest unit to several million dollars for luxury accommodations with amenities.

Dining out in Greenwich can cater to a range of budgets, but many restaurants are on the higher end of the scale. A meal at a mid-range restaurant can cost around $20 to $40 per person, while a dinner at an upscale establishment can easily exceed $100 per person, especially if it includes wine or cocktails. Fast food and casual dining options are also available, offering more affordable meals.

Utilities in Greenwich, including electricity, heating, cooling, water, and garbage services, can cost around $250 to $400 per month for a standard-sized home, depending on usage and the time of year. Internet and cable services can add an additional $100 to $200 per month.

Private school tuition in Greenwich is among the highest in the country. Preschool costs can range from $20,000 to $35,000 per year. Elementary and middle schools can charge anywhere from $25,000 to $45,000 annually, while high school tuition can be even higher, often exceeding $45,000 per year. These costs reflect the prestigious nature of many of Greenwich's private institutions and the comprehensive education they provide.
